General Questions

Can you hold a place before I apply?
No, properties cannot be held prior to application. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
You are required to pay the application fee, the first full month's rent, a leasing admin fee, and a security deposit prior to move-in. -
How old do you have to be to apply?
All applicants over the age of 18 must apply and no applicants under the age of 18 will be allowed to rent from us. -
Is the deposit refundable?
The security deposit is refundable; however, the lease admin fee is not refundable. -
Who needs a cosigner?
We do not accept cosigners.

How do I pay rent?
Rent can be paid online via our resident portal. -
I want to get a pet. What should I do?
Please email hello@flatfeelandlord.com to inquire if pets are allowed. If permitted, a pet admin fee and monthly pet fee will be required. -
I want to move out, but my roommate wants to stay. What should I do?
For arrangements when one roommate wishes to move out while another stays, please contact us at hello@flatfeelandlord.com. -
My lease expiration is coming and I want to move out. What should I do?
You should submit your intention to move out no less than 60 days before your lease expiration date. This can be done via a button in your resident portal.
Maintenance and Repairs

Who is responsible for paying for repairs & maintenance requests?
Residents are responsible for repairs for damages they cause. The landlord is responsible for repairs as outlined in the lease. In either scenario, residents are responsible for paying a repair admin fee as outlined in the lease for any repairs required.
Communication

How should I communicate with my management company?
For non-emergency situations, please primarily email us at hello@flatfeelandlord.com. For emergencies, call our office and follow the prompts, as emails and text messages are not monitored during non-business hours. -
Can I speak directly to the owner of the property I'm renting?
No, the owner of the property has hired us to be their managing agent. To avoid potential miscommunication, direct communication between residents and the property owner is prohibited. All communication must be with Flat Fee Landlord.
